Edmonton Real Estate Market Update 2021

In March 2021, sales volume blew through the roof compared to last year. With strong buyer demand and lower inventory, we anticipate brisk activity during the second quarter of 2021.

Total residential unit sales in the Greater Edmonton Area (GEA)* real estate market for March 2021 increased 109.9% compared to March 2020 and increased 52.8% from February 2021. The number of new residential listings is up year over year, increasing 51.6% from March 2020. New residential listings are also up month over month, increasing 55.7% from February 2021. Overall inventory in the GEA fell 13.4% from March of last year and increased 11.5% from February 2021.

Persistent sellers’ market conditions contribute to price gains

City of Calgary, April 1, 2021 –

The initial impact of COVID-19 on the housing market began last March.

One year later, it is not a surprise that March sales in 2021 were higher than in 2020. However, at 2,903 sales, this was the highest March total since 2007.  

“Low lending rates and improved savings have supported sales activity,” said CREB® chief economist Ann-Marie Lurie.

“However, sales have been somewhat restricted by the lack of listings. This month there was a jump in new listings, contributing to the strong monthly sales.”

Happy Easter

What does Easter mean?

The origin of the word easter isn’t certain. The Venerable Bede, an eighth-century monk, and scholar suggested that the word may have come from the Anglo-Saxon Eeostre or Eastre – a Teutonic goddess of spring and fertility. Recent scholars haven’t been able to find any reference to the goddess Bede mentioned and consider the theory discredited. 

Another possibility is the Norse eostur, eastur, or ostara, which meant “the season of the growing sun” or  “the season of new birth.” The word east comes from the same roots. In this case, easter would be linked to the changing of the season.
